Pet-Friendly Tahoe monthly rental with Office

Smoking No smoking on property. Smoking will incur a $500 fee and possible eviction. Outdoor smoking is also discouraged as Tahoe is susceptible to fires and cigarette butts can lead to catastrophic wildfires.

Pets Pets (small dogs and cats only) are allowed on the property. Pets are not allowed on Beds and Sofa. A cleaning fee will be charged. Additional amount may be charged for damage caused by Pets (if any).

Parties No loud parties or music allowed on this property. South Lake Tahoe imposes a $1000 USD fine to both renter and home owner for any incidents.

Outside visitors No outside visitors, please. Only registered guests are allowed on property.

Shoe policy Clean shoes are allowed inside the house (living room, bedrooms, kitchen, etc.). Please be mindful not to stain rugs and floors.

Supplies/etc. In addition to standard vacation property furnishings and supplies, this property has been stocked up with essential supplies including Drinking Water, Cooking Supplies, paper plates/bowls, etc. Incidental usage of the supplies are fine but if you deplete the supplies, please re-stock them as appropriate.

Safety Montgomery Estates is one of the safest neighborhoods in South Lake Tahoe. During our 10 years of owning this property, we have never had a safety issue yet. However, please do lock doors and close windows at night. Our home is very close to national forest lands and we have bears and coyotes frequently visiting these areas. If you have little kids, please watch them, and don’t let them play unattended.

Fireplace Please make sure electric fireplaces are turned off after use.

Crawl Space (adjacent to Garage) The crawl space adjacent to the garage is currently being used for homeowner storage and off-limits to guests. The Circuit breaker to the house is located inside the crawlspace so if there are any electrical issues, please access the breaker as needed but please be mindful in the crawlspace as its sloping and filled with personal items.

Game room/s Downstairs bedroom has been converted to a game room with a pool table and chairs/stool as well as an electric fireplace.

The garage adjacent to the game room has a Folding Indoor Basketball Game (arcade style) that can be used by guests. Also available are ping-pong table and carom board.

Laundry This property has a newer energy star rated washer and dryer located in the downstairs bathroom and is available for guest use. Please feel free to use the washing liquids and don’t forget to remove the lint from the dryer after each use.

Parking Please park in the driveway only. Up to two cars allowed. No street parking please (specially in Winter as cars may be towed). One parking spot available inside garage.

Saving energy Help us save energy. Please turn off lights, fans, heating, TVs and other appliances whenever you leave the property. Tahoe winters are cold so please be mindful with heating usage. Excessive heating bills will incur additional cost for the renter.

Trash Trash Day is Friday mornings (usually 7:00 AM). Please place your trash in the bear-proof trash box beside the driveway and LOCK it with the hex screw. Tahoe is bear country and our neighborhood is often frequented by bears, specially after the Caldor fire. Please don’t leave any trash inside the garage (bears are known for breaking steel garage doors).

BBQ The patio at the back of the house has a BBQ Gas Grill that is available for guest usage. Please clean it after use and also turn off the gas connection.

Winter at Tahoe Winter at Tahoe is magical but it comes with a few challenges that everyone needs to prepare for. The road to this property is wide, paved and in great condition. However, the slope of the road in the last quarter mile is quite steep. If there is snow or ice on the road, 2-Wheel Drive vehicles without tire-chains could have issues climbing uphill. Hence 4-Wheel Drive vehicles with good tire tread are recommended in Winter. Also, please carry chains in your car along with a standard winter kit.

Some snowplay items are available for guest use. It's provided in the garage. Please leave it clean after use.

Snow Removal We have a a seasonal snow-removal contract with a local provider. Driveways are cleared when snow accumulation reaches 4 inches or more, once every twenty (24) hours. A light duty electric Snow blower is available for guest use (placed in the garage during winter).

Room Heaters and Humidifiers The property has central heating only (no central ac). We also have room heaters in each bedroom as well as some electric fireplaces. Please be mindful so as not to run too many heating appliances at the same time due to possibility of overloading the electrical circuits that could lead to an outage.

Humidifiers are available (stored in bathroom cabinets) in each bedroom for guest use as it could get pretty dry in Tahoe, especially if heaters are running.

TVs There are 2 TVs in this house, one in the living room and another in the guest bed-room. Both have Roku devices attached and remotes are provided.

CCTV This property is equipped with a 4 camera hardwired CCTV system for external monitoring. There are no internal cameras. Please feel free to ask if you have any questions.

Bathrooms This property has 3 full-baths. Downstairs Bath has a shower along with laundry. Upstairs Guest Bathroom has a shower-tub combo while the Master Bath has a Shower. Master Bath also has a Bidet available. Its not connected to the power but guests who are familiar with bidets are welcome to use it. Please clean it after use. Spare towels are provided for guest use. An electric iron with ironing board is also available. Hairdryers are available in the upstairs bathrooms along with some supplies.

Supply Closet A variety of household items including pots and pans, garbage bags, paper towels, utensils, etc. are available for guest use. Nominal use is okay but if you deplete the supplies, kindly restock the items before departure.

Damages Please report any damages immediately.
